With the dramatic changes in the economy many people are wondering what is happening to home values. Values have dropped from the summer of 2008 but the number of homes being sold has dropped much more. A typical example is given by looking at Palo Alto home sales. Please visit my real estate statistics page to see a summary of all cities and to quickly reach an index of all cities.

Median Price of Palo Alto Real Estate Sold Each Quarter from 1998 through Q4 2009

A quick approximate view of San Francisco peninsula real estate price trends can be obtained by looking at the Palo Alto real estate market. The highest median price of approximately $1.7M, for Palo Alto single family homes, was recorded for Q3 of 2008. For five quarters (Q4 of 2008 through Q4 of 2009) the median price has remained near $1.3M. Similar statistics are posted for many other south bay city real estate sales.

Number of Palo Alto Homes Sold Each Quarter from 1998 through Q4 2009

The peak number of homes sold was approximately 200 in Q2 of 2004. Historically Q2 has the most sales recorded while Q1 has the fewest. Fifty homes were sold in Q1 of 2009 whereas a more typical number would be about 100. The number of homes sold in Q2 of 2009 followed the expected quarterly increase but did not quite reach the number of homes sold in Q2 of 2008. Q3 of 2009 remained at the level of Q2. Q4 remained surprisingly high.

Announcements

The Santa Clara Tax assessor gave a short presentation about property reassessment. He will proactively lower assessments. If you think you will want to appeal your assessment be sure to establish the value of your home by the end of February. More details at announcements under each city.
