A successful gathering at the Silicon Valley Women Federation

I applaud the effort and talents of this organization. I recently attended a fundraising event last sunday.  Here is an article of the event.

硅谷女性联合会举办感恩母亲联欢活动取得圆满成功

2012年5月6日下午,美国硅谷女性联合会为庆祝母亲节,在美国湾区圣荷西飞扬艺术中心举办了一场精彩的感恩母亲联欢活动, 由硅谷女性联合会的会员及湾区著名演员给湾区的母亲们送上精彩演出和亲切问候。展望大厅热闹非凡,整个活动除了合唱、独唱、舞蹈、朗诵时装表演等演出之外,还有丰富奖品抽奖,共有200多人参加,获得观众阵阵掌声,取得圆满成功

到场参加联欢的有Santa Clara 县Supervisor候选人胡宜兰,圣荷西市议员朱感生和夫人周云菊,硅谷女性联合会主席明瑛、会长秦蓓、副会长程伊娜、《大爱无疆》负责人奥依蓝、顾问何晓明、顾问周虹、《美华文学》杂志社社长张慈等。据活动主办方介绍,这已经是连续三年该联合会举办的感恩母亲联欢活动, 今年不同以往的特点在于这次感恩母亲联欢活动有湾区多个社团及柴氏基金会热心参与,另外还得到了湾区多家公司的赞助,其中房地产专家李文当场赞助1000美元给《大爱无疆》助学活动这个活动每年都一对一帮助了许多中国西北部贫困儿童,意义深远,功德无量,获得社会各界广泛好评。

会长秦蓓说,硅谷女性联合的宗旨是慈善公益、文化教育、女性事业,我们一定要将这种公益事业发扬光大,一代一代承传下去。这场由硅谷女性联合会精心策划的联欢活动,已让湾区的妈妈们留下美好印象,她们快乐满怀、甜蜜满心、回味无穷!另外,《美华文学》杂志社社长张慈也在这次活动中给母亲节徵文竞赛活动获奖人周典乐、张幸、陈雨茜颁发了奖状。大家高兴而来,满意而归,乐也融融。(黎志滔编辑)

A Weekend Open House – One Stop On A Journey

When you see a collection of gorgeous pictures of a home and begin thinking “I really like this house, will it meet my needs…” the first thing you do as a home shopper is to plan to walk through the house so you can look and feel how your family will fit.

In times past you almost always had two options: 1) call your agent and schedule an appointment to view the home,  or 2) visit the home during an open house. Now that a few companies have created a business model where they believe the listing agent should show the house to buyers, some buyers rely very heavily on open houses. However sellers weigh the “costs” to them of  an open house versus the expected advantages.

Each buyer is unique. Will this house make my family feel happy and proud to have it as their home? Are the rooms sized appropriately for my family? Are there any problems with the house or the neighborhood? These three questions are always present.  There are always many unique questions. If the buyers have a large dog, they want to be certain they will have a good home for it. Conversely if they have young children or work at home, they may want to be certain the neighbors don’t have a large defensive dog. The things to look for are almost infinite. Be ready to learn from each open house encounter.

Buyers have very different behaviors when visiting an open house. Some buyers briskly walk through the house asking every question they have: How many bedrooms? How many bathrooms? … Other buyers want to quietly walk through the house paying attention to how it makes them feel, then ask very specific knowledgeable questions such as “the termite report indicates there is damage near the front of the garage, does it get wet or damp?” An open house is an opportunity for buyers and sellers to learn from many people.

A real estate sale is a journey. Each open house encounter is a stop on that journey where people can learn from each other. Questions are asked and answered, opinions shared, bringing forward ideas, some unexpected, from many sources, sometimes very efficiently.  An open house provides benefits to all.

Buyers want the open house host to be knowledgeable, to point out attractive or special features, and to honestly discuss any problems about the house. Being with the right people always helps. Experience and passion are excellent teachers. An open house host is the tour guide for that stop on a journey. Some have more experience and passion for the work than others. Other open house visitors can both add and detract from the experience.

If you are pursuing a real estate sale, visit open houses. Every open house encounter is a stop on a unique high value journey. An experienced tour guide for your journey can make it more enjoyable and effective. Unlike many journeys, this one has a goal of completing a major sale. Make the journey with and learn from others. Make it enjoyable and effective for both yourself and those you encounter.

Connecting the Gems Surrounding Rinconada Park

Rinconada Park, located along Embarcadero & Newell, is one of the second oldest parks (Known before as Waterworks) in Palo Alto. Recently the city was discussing the “possibility” of making some changes and additions to improve visitors’ experience (but will not happen anytime soon).

This is a unique park that is embedded at the center of a community garden, a fire station, Walter Hays Elementary, the main library, the Lucy Stern community center, the art center and the Junior Museum and Zoo. A great place to take the family out for a walk or plan family picnics.

However, currently the park does not have much signage that can guide people through paths and better access to all the different community attractions in the area as well as finding the restrooms. The lighting at the tennis courts is not very visible at times, so it would be more safe to add better lighting, which would also make people feel more comfortable when walking by at night

Although this project is still in the works and the allocation of funds are likely to be used until 2015 for infrastructure improvements, the Parks and Recreation Commission is open receiving ideas.

A Bidding War Not So Unusual Anymore

I was reading the San Jose Mercury News a few days ago and found an amusing graphic which perfectly described my previous day in a conference room at Alain Pinel. The headline read,  ”BIDDING WAR” followed by hands offering “We’ll Pay Asking Price,”Asking Price Plus 25%,” “I can close tomorrow” among others. But the one that caught my attention and made me laugh at the same time was the sign that read, “Will pay in Facebook stock”
Last week, I found myself in a bidding war that is not longer so unusual in the Palo Alto Real estate market. A 3BR/2.5BA single family home in Old Palo Alto priced at $1,858,000 received 10 offers. After many negotiations, I placed a winning offer that turned out to be almost 34% over the listing price. I found that my buyer was competing with all cash offers from Apple and Facebook employees. This is the new reality that buyers will find when they place offers on Palo Alto homes, even as buyers rush to purchase homes before the inventory runs out and the new crop of millionaire home buyers hit the market with all cash-offers in the summer (the busiest time in real estate).
There are various factors affecting this bidding war reality. First the tech industry salary has surpass the $100,000 mark. Dice Holdings in reported that salaries for software and other engineers went up 5.4% in 2011 to $104, 195. This is not surprising given that many of the tech giants and social media companies are expanding their workforce and attracting top talent with high rewarding salaries. Also the battle for top talent is becoming fierce since immigration laws are tight which limit the supply of labor.
In addition rents are increasing which is pushing young people into the buying market. Rents in the San Jose-Sunnyvale-Santa Clara metro area rose almost 11.7% in 2011, the highest in the nation, according to RealFacts. Thus buying a home for a first time buyer is becoming more affordable.
The bidding war is now the new standard that new buyers should expect in the Silicon Valley!

Do sellers want a quick close?

Two days ago, I submitted an offer of $750,000 for a 2BR/2BA single family home sold in San Francisco priced at $688,000. The home is located in the Parkside neighborhood with a great view of the Bay. 5 buyers offered above $750,000. But the seller decided to go with an all-cash that was not the highest bid.
